The specification schedule has not been published. This page sets out what a schedule for a project of this type should contain, and which lines decide whether a flat ages well or badly.
The committed schedule, the day it is released.
Unpublished — and the reason that matters more than it sounds.
The Godrej Manpada Specifications schedule has not been released. No structural system, no brands, no finish grades, no services scope.
Specification is the least glamorous page on any project website and the one that determines most of what you will feel about the flat in year seven. Layout decides how a home works on the day you move in. Specification decides whether the bathroom leaks into the flat below, whether the lifts are reliable in year ten, and whether the external paint is chalky after two monsoons.
It matters especially here. A site against the Yeoor forest gets more humidity, more driven rain and more biological load on external surfaces than a drier plot further down the corridor. Waterproofing, external finish and drainage design carry more weight in this micro-market than they would elsewhere in Thane West.
The lines to look for, and what a good answer looks like.

Illustrative checklist of what the Godrej Manpada Specifications schedule should contain. Nothing here has been announced yet.
Everything else is replaceable. This is not.
Ask two questions about the structure, and insist on written answers.
First, which structural system. A reinforced concrete framed structure carries load on columns and beams, which leaves internal partitions relatively free to move later. A shear-wall system carries load in the walls themselves, which is efficient and fast to build but means almost nothing can be altered after handover without compromising the building. Neither is better in the abstract; they are different, and the difference decides whether you can ever combine two rooms.
Second, the seismic design basis. Indian structural design follows national standards which assign each region a seismic zone, and the Mumbai Metropolitan Region falls in a moderate zone. A developer of standing will state the design basis without hesitation. Vagueness here is the single most informative red flag on any specification schedule.
Third, and specific to this site: waterproofing. Ask for the system, not the word. Which membrane, applied where, with what warranty, and who honours it. Terraces, wet areas, planter boxes and the podium slab are where buildings in high-rainfall settings fail, and they fail expensively because the repair happens through someone’s finished flat.
How a specification schedule quietly reserves the right to give you less.
The most important two words in the Godrej Manpada Specifications. They let the developer substitute a different product. Often reasonable, but ask who judges equivalence.
Neither means anything without a name and a range. Every manufacturer sells a budget line and a premium line. Ask for brand plus specific range, in writing.
Tile size, plank thickness, glass thickness, block width. These are the numbers that separate a schedule that has been engineered from one that has been written by a marketing team.
Stated in kilowatts. A 3 or 4 BHK with multiple air conditioners, an oven and an induction hob needs real capacity. Under-provisioned load is a problem you cannot fix from inside your flat.
Lifts, water, power and fire safety in the Godrej Manpada Specifications — specified once, paid for ever.
The Godrej Manpada Specifications should state make, capacity, speed and the number per tower. Divide the units per floor by the lift count — waiting time in a tall tower is a daily quality-of-life issue, and adding a lift later is not possible.
Ask the source, storage capacity in litres, whether there is treatment or softening, and whether a sewage treatment plant supplies recycled water for flushing and landscaping. At this scale water strategy is a real engineering question, and the Godrej Manpada Specifications should answer it.
Establish whether backup covers common areas only or extends into each flat, and if so at how many kilowatts. “DG backup” on a brochure frequently means lifts and corridor lighting, which is not what most buyers assume it means.
Sprinkler coverage, detection type, hydrant locations and refuge floors are governed by regulation and by the fire department’s no-objection certificate. Ask to see the approved fire scheme rather than a summary line.
Worth having in the Godrej Manpada Specifications, and worth interrogating.
Godrej Properties has publicly associated itself with green-certified development for many years, so a certification claim on Godrej Manpada would be consistent with the developer’s positioning. Certification is genuinely useful — it usually implies better envelope design, more efficient services and real water recycling.
But ratings are awarded at different levels and sometimes at design stage rather than on completion. Two questions settle it: which rating body and what level, and was it awarded for the design or verified on the finished building? A design-stage pre-certification is a statement of intent, not of delivery.
The features worth caring about, whatever the label says, are the ones that show up in your bills: a well-insulated envelope and good glazing that cut cooling load, rainwater harvesting, a functioning sewage treatment plant that supplies flushing and landscape water, efficient common-area lighting, and solar where it is practical. Ask which of these are actually installed rather than which certificate is displayed.
Industry commentary on green building standards and their effect on operating costs in Indian residential projects is published by consultancies including JLL India.
One practical test cuts through the whole debate. Ask what the projected monthly electricity and water bill looks like for a typical unit, and ask on what basis that projection was made. A team that has genuinely engineered for efficiency can answer. A team that bought a certificate cannot.
Brands, grades, structural system and services scope, sent the day the developer publishes them, alongside the MahaRERA registration.
Straight answers, including where the answer is not yet available.
No. No structural system, brands, finish grades or services scope have been released at the time of writing. Register and the schedule will be sent to you the day the developer issues it.
Not announced. When it is, ask for material, size and grade room by room, and for the anti-skid rating in wet areas rather than a single line covering the whole flat.
It reserves the developer’s right to substitute a different product of claimed equal standard. On any Godrej Manpada Specifications, ask who judges equivalence and whether you will be notified before a substitution is made.
Unknown. Establish whether backup covers common areas only or extends into units, and at how many kilowatts, because “DG backup” on a brochure often means lifts and corridor lighting only.
They should state the seismic design basis. Indian structural design follows national standards assigning each region a seismic zone, and the Mumbai Metropolitan Region falls in a moderate one. Ask for the basis in writing; reluctance to answer is informative.
Because the site sits against forest and takes heavy monsoon exposure. Ask for the membrane system, where it is applied, the warranty period and who honours it — terraces, wet areas and podium slabs are where buildings here fail.
They should. Under the Act the Godrej Manpada Specifications and amenities promised must be set out in the agreement for sale, which is what makes them enforceable. A specification that lives only in a brochure does not.
Not announced. If a certification is claimed, ask which body, what level, and whether it was awarded at design stage or verified on the completed building.
Make, capacity, speed and the number per tower. Divide the units per floor by the lift count — waiting time in a tall tower is a daily quality-of-life issue, and adding a lift after construction is not possible.
Usually only before a cut-off date the developer sets, and often at your cost with no refund for the item removed. Ask for the de-scope policy in writing when the schedule is issued rather than assuming flexibility.
Ignore adjectives and compare named brands, product ranges, sizes and thicknesses line by line. Tile size, glass thickness and block width separate a schedule that has been engineered from one written by a marketing team.
