Unit plans and carpet areas have not been published. This page explains RERA carpet area, loading and efficiency properly, so that the moment the drawings arrive you can judge them in ten minutes rather than ten weekends.
Unit layouts and carpet areas, sent the day they are released.
Not released. Here is how to be ready for the day they are.
The Godrej Manpada Floor Plan set has not been published. No unit drawings, no carpet areas, no room dimensions. Pre-launch marketing indicates 2, 3 and 4 BHK homes, and even that mix should be treated as indicative because sources disagree on whether smaller and combined variants are included.
You will find sites quoting confident square-foot figures for Godrej Manpada. Ask yourself where those numbers could possibly have come from before a registration exists. In our experience they are either lifted from a neighbouring project or simply invented.
What follows instead is what will actually protect you: a working understanding of RERA carpet area, loading and plan efficiency. Get those three right and you can compare any two flats in Thane West honestly.
The Godrej Manpada Floor Plan table with the honest cells.
| Configuration | Typical household | RERA carpet area | Price |
|---|---|---|---|
| 2 BHK | Couples and small families; first move up from a 1 BHK | To be announced | On request |
| 3 BHK | Families needing a study, or a live-in help room | To be announced | On request |
| 4 BHK | Multi-generational households; end-user upgraders | To be announced | On request |
| Combined / larger units | Reported on some listing sites; unconfirmed | To be announced | On request |
Configuration mix is compiled from pre-launch marketing material and is indicative only. Areas and prices become reliable when the MahaRERA registration and the developer’s registered brochure are published.
One definition, fixed in law — and the one every Godrej Manpada Floor Plan must be read on.
Section 2(k) of the Real Estate (Regulation and Development) Act defines carpet area as the net usable floor area within the internal walls of the apartment. It excludes the external walls, service shafts, the exclusive balcony or verandah, and the exclusive open terrace — but it includes the area covered by internal partition walls.
That definition matters because it is uniform. Every registered project in India measures carpet area the same way, so two carpet-area figures are directly comparable. Nothing else on a brochure has that property.
Built-up area adds external walls and a share of common areas. Super built-up adds a further share of lobbies, stairs, lifts and amenities, calculated however the developer chooses — there is no statutory definition of it, which is why the Act moved the sale agreement onto carpet area instead.
The practical rule is simple and worth following without exception: convert every quote to a price per square foot of RERA carpet area before you compare anything. A flat quoted at a lower per-square-foot rate on super built-up area is very often the more expensive flat once you normalise.
A worked example with round numbers, applicable to any Godrej Manpada Floor Plan.
| Flat A | Flat B | |
|---|---|---|
| Quoted area basis | Super built-up | RERA carpet |
| Quoted area | 1,000 sq.ft | 700 sq.ft |
| Quoted rate | ₹14,000 per sq.ft | ₹19,000 per sq.ft |
| Headline price | ₹1.40 Cr | ₹1.33 Cr |
| Implied carpet area | 700 sq.ft (at 30% loading) | 700 sq.ft |
| True rate on carpet | ₹20,000 per sq.ft | ₹19,000 per sq.ft |
| Verdict | Looks cheaper, is dearer | Looks dearer, is cheaper |
Illustrative arithmetic only. These are not quoted rates for this or any project, and no price list has been released.
Loading is the gap between carpet area and the area you are quoted, expressed as a percentage. At 30% loading, 1,000 sq.ft of super built-up area is 700 sq.ft of usable home. Loading in Indian projects has commonly run anywhere from around 20% to well past 40%, and the higher figure is not necessarily worse — a project with a large clubhouse, wide lobbies and generous common areas legitimately carries more load.
What you must not do is compare a 25%-loaded quote with a 40%-loaded quote on headline rate and conclude that the first is cheaper. Ask for the loading percentage in writing. If it is not offered, divide the quoted area by the carpet area and work it out yourself.
Six tests, in the order that eliminates flats fastest.
Divide carpet area by the quoted area. Anything above roughly 70% is efficient for a mid-rise; below 60% you are paying substantially for common areas. Run this before you look at a single room dimension.
In Thane, west-facing living rooms take heavy afternoon sun and the summer heat load is real. North and east are generally kinder. Ask which way the plan is oriented; the drawing usually has a north arrow, and it is usually ignored.
Corridors that exist only to reach one room are area you bought and cannot use. Trace the route from the front door to each bedroom and see how much of the plan is passage.
Furniture goes against walls. A large room broken by three doors may hold less than a smaller, better-organised one. Measure usable wall runs.
Kitchens and bathrooms should stack vertically between floors. When they do not, you get longer plumbing runs and more leak risk over the building’s life.
A hill-facing flat is only hill-facing above the tower in front of it. Ask from which floor the outlook actually clears, and ask it about your specific unit rather than Godrej Manpada.
The underlying detail behind any Godrej Manpada Floor Plan, for readers who want it.
An exclusive balcony sits outside carpet area, so it never appears in the figure you compare on, though you pay for it. Conversely the Act includes the area under internal partition walls, so a plan chopped into many small rooms reports a slightly better carpet figure than an open layout of identical usable space.
Floor-to-floor and floor-to-ceiling heights transform how a flat feels and never appear on the Godrej Manpada Floor Plan. Ask for the clear finished ceiling height, and separately the height under beams and ducts, which is what you live under in passages.
In a shear-wall building, very little can be moved after handover without compromising the structure. In a framed structure, internal partitions are more flexible. If you are planning to combine rooms or move a kitchen, establish which system is being used before you buy, not after.
Once a project is registered, unit plans and carpet areas are filed with the registration and published on the MahaRERA portal. Compare the sales drawing against the filed one. If a discrepancy appears, the filed version is what the promoter is held to. Background reading on how carpet-area norms reshaped Indian residential sales is published by Knight Frank India.
Unit layouts, RERA carpet areas and the loading percentage, sent as soon as the developer publishes them — with the numbers stated plainly, not buried.

No. The Godrej Manpada Floor Plan drawings, carpet areas and room dimensions have not been published yet. Register and the full Godrej Manpada Floor Plan set will be sent the day the developer issues it.
Pre-launch material indicates the Godrej Manpada Floor Plan will cover 2, 3 and 4 BHK homes. Listing sites contradict each other on smaller and combined variants, so treat the mix as indicative until the registered brochure is out.
The net usable floor area within the internal walls, defined in Section 2(k) of the Act. It excludes external walls, service shafts, exclusive balconies and terraces, and includes the area under internal partition walls.
The difference between carpet area and the quoted area, as a percentage. At 30% loading a 1,000 sq.ft quote gives 700 sq.ft of carpet. Ask for the loading figure in writing.
No figures announced, and we will not guess. When it is published the areas will appear here exactly as registered, with the loading percentage.
Convert both to price per square foot of RERA carpet area, then compare efficiency, orientation and usable wall length. Comparing headline rates on different area bases is the costliest mistake buyers make.
No. An exclusive balcony sits outside carpet area on any Godrej Manpada Floor Plan, although you still pay for it. Two flats with identical carpet areas live differently depending on balcony depth.
It depends on the structural system. Shear-wall construction leaves little scope for internal change; a framed structure is more forgiving. Establish which before you commit.
Once registered, the filed Godrej Manpada Floor Plan drawings and carpet areas are published on the MahaRERA portal. If the sales drawing and the filed drawing differ, the filed version governs.
